The 14 Day Rent to Rent Success Plan

Hello fellow Rent to Renters - today I want to share with you my 14 Day Rent to Rent Success Plan. These 7 Steps are my secret weapon to getting amazing results in my Rent to Rent Business. They helped to move me from the corporate job I hated and NO property knowledge to over £100k of profit in only 12 months, and that is still growing!

In fact, consider how many properties would it take you to leave your current job if each property were making ONLY £500 profit per month. And I say only because I have properties making well over £1,000 per month.

Or maybe you don't want to leave your job but simply want to supplement your income so that your partner can leave their job, or so that you can have a better standard of living. Imagine what an extra £500 or even £1,000 per month would make in your life. And that's only 1 or 2 properties!

So you don't need to manage 100's of houses and have a giant, clunky business. You just need a system that helps you to identify the right properties, explain the benefits of your business to the landlord and then just add the houses easily into your management system. These steps are simple but not easy. It takes focus, time and most of all ACTION to get them accomplished. I didn't set my Rent to Rent business up over night. I had to put the time in at the beginning to get everything up and running. And that is the part that most people skip, the setup in the beginning. But if you skip these 7 steps I'm going to share with you, you can still get Rent to Rent properties, but you are likely to have a lot less consistent or systemised results and you may come down the road and realize that you aren't quite running your business legally - which is only going to happen if there is a problem, and that's the worst time to realize you've been running your business incorrectly all along.

So with Rent to Rent, like any business. It's really important to take the time in the beginning to set your business up properly because you want to make sure you are getting consistent results and cash flow that you can count on. And you want to make sure that you are protected as well as your tenants and landlords, who you owe a duty of care.

And what are the 7 Steps you are asking?! They form a structured, step by step system to setting up and starting your Rent to Rent business.

  1. Understand Your Goals & Create a Business Plan - this is a step a lot of people skip or don't write down. I know everyone has a plan and dreams of what they want, but a great quote I've once heard is that plans that aren't written down are only dream! Turn those goals into a proper business plan that you can follow and action on.
  2. Setup Your Business (Legalities) - Every business, and especially a business in the residential property industry, needs to be setup properly to ensure that you are meeting all of the legal requirements. You need to know what is required generally across the UK (like business insurance, redress schemes, and contracts) and what is required closer to home in your specific area as regards licensing and Article 4 requirements.
  3. Research Your Goldmine Area - do you know exactly where you can get the biggest bang for your buck? What properties the tenants want to live in? What your competitors are doing? This step is where you find out where your goldmine area is and how to make the most from it. My book also has some great tips here (check it out on Amazon).
  4. Turning on Your Marketing Machine - This is one of the most important steps. And I know most people are doing some marketing, but are you doing the right kind? And are you doing it consistently? It's incredibly important to setup marketing that will continue to run in the background because it often takes landlords and agents 5-7 times of seeing your marketing to start to feel comfortable with working with you. So if you start and stop your advertising constantly you will start the clock ticking over and over again. It takes a while to build up the initial momentum so make sure you build on it and don't stop it and then try to start it again.
  5. Setting Up Your Systems - systems are the key to running a business. If you want to get out of your current job, but don't want to just replace it with another job - this is a very important step. You need to know which KPIs (key performance indicators) you should be looking at and how to track everything! And you don't need anything super complex - we started with just a couple spreadsheets. In fact, you can see the spreadsheets we started with HERE.
  6. Finding Your Power Team - having the right people around to support you in your business is incredibly important. These are people like bookkeepers, accountants, solicitors, insurance brokers and even plumbers, electricians and builders. It's best to start building relationships with your power team before you need them. And always have a backup!
  7. Taking ACTION! - this final step might seem obvious, but unfortunately a lot of people get caught up in the details and never get out there and actually look at properties! You won't get a Rent to Rent (or any property business) up and running if you don't get out and look at properties. Education is important and the setup steps are extremely important but they don't take ages to do. In fact, in my Rent to Rent Mastery Academy I show people how to set their businesses up in just 10 hours a week. So don't get stuck in the learning and education phase, make sure you get out and start doing all the things you are learning! Because once you've got the basics from the previous steps setup, getting out and taking action is the best way to learn what works and doesn't work for you!
